What does Sahab Key cost?
Fifty dollars a month is the minimum, and it covers up to 25 units. Above 25 units it is two dollars per unit per month, so 40 units is $80. No setup fees and no contracts. Optional add-ons are flat monthly prices: AI Insights is $49, lease e-signature is $15, online rental applications are $29, texting is $15, and AI and API access is $49. Portfolios past 500 units get Enterprise pricing: contact us and we will build a plan around what you manage.
What do my tenants pay?
Rent, plus the exact card or bank processing fee shown to them at checkout, unless you choose to absorb that fee instead. Debit and prepaid cards are never charged a fee. Either way there is no markup and you receive the full rent amount.
Who pays the card and bank processing fees?
You choose, separately for bank payments and for cards. By default the tenant covers the exact processing cost, shown to them at checkout and never marked up. Flip either setting and your company absorbs that fee instead: the tenant pays exactly their balance, the cost comes out of that payment's payout, and it is recorded automatically as an expense so your books stay exact. Debit and prepaid cards are never charged a fee to the tenant in either mode.
How does rent reach my bank?
Each building connects its own Stripe payout account, and rent for that building is transferred to it after the payment clears. One building's money never mixes with another's. A building cannot collect rent until its payout account is connected.
Do you handle vendors and bills?
Yes. Keep a vendor directory with contacts, trades, insurance details, and W-9 on file. Assign a vendor to a maintenance request and the job details email to them automatically. Work orders turn into bills, and an aging view shows what is due and what is late. Sahab Key records and reports on vendor bills. It never pays vendors and never verifies insurance coverage.
Can I reconcile my bank account and get 1099 totals?
Yes. Import your bank's own CSV statement and Sahab Key matches every line against your books. A reconciliation only completes once it agrees to the cent. Sahab Key never asks for bank logins or credentials and never connects to a bank account. At year end, get 1099 totals per vendor and per owner, exported as CSV and PDF for your tax preparer. Sahab Key does not file with the IRS, does not store tax ID numbers, and does not give tax advice.
Can I switch from spreadsheets or another platform?
Yes. You add buildings, units, leases, and tenants in the app, then send invites. There is no data-import project and no onboarding fee. If you get stuck, email us and a person answers.
How fast can I start after signing up?
Creating a workspace takes a few minutes and costs nothing. We then review every new workspace by hand, usually within one business day, and email you the moment it is approved. After that you add a payment method and set up your properties; tenants can pay online the same day you invite them.
Does it track Section 8 payments?
Yes. Sahab Key tracks housing authority payments separately from tenant rent and reconciles them against the right charges. Sahab Key does not receive, hold, or disburse housing authority funds. You record the authority's payment and Sahab Key reconciles it.
What is AI Insights?
An optional add-on that reads your own portfolio data, your payments, maintenance, and leases, to inform you. You get a risk read on each tenant built from their payment history with you, a portfolio assistant you can ask in plain English, automatic maintenance triage, a drafted monthly owner report, and a six-month cash flow forecast with confidence bands. It is advisory: it surfaces and drafts, you decide and send. It is $49 a month for the whole organization. AI-assisted features can be inaccurate or incomplete; verify anything important before relying on it.
Can I connect Claude or my own tools to my data?
Yes, with the AI and API access add-on, $49 a month for the whole organization. It connects Claude, the AI assistant by Anthropic, to your own portfolio data, so you can ask in plain English who is behind on rent or how a building did last month, and have Claude create maintenance requests or log expenses with your confirmation. You sign in with your own Sahab Key account to connect, access is scoped to your organization, and every connection is listed and revocable. A secure read-only API with revocable keys is included for connecting your own tools.
Is there a public listings page for open units?
Yes. Turn on a branded public page of your available units, photos, rent, and details, with one link you can share anywhere. It stays off until you turn it on. Add an Apply button per unit with the applications add-on, $29 a month. Sahab Key does not advertise or syndicate your listings to Zillow, Apartments.com, or any other rental network, and does not offer tenant screening.
Can tenants sign the lease online?
Yes, as a $15 a month add-on for the whole organization, flat no matter how many leases you send. You send the lease from its page, the tenant signs in their portal, and anyone else who has to sign gets their own emailed link. Addenda go out in the same packet, so a pet agreement, parking rules, or a disclosure are signed in one sitting instead of chased one at a time, and you decide per addendum whether it needs its own signature or is simply attached for reference. Once every party has signed, the executed copy, lease and addenda together, files itself back on the lease and appears in the tenant's portal.
Can I take rental applications?
Yes, as a $29 a month add-on for the whole organization. You invite an applicant, they fill in a profile and upload the documents you ask for, they pay the application fee you set, and your team reviews and decides in the app. The fee is yours, paid to your own account. Sahab Key does not offer tenant screening, so there are no background, credit, identity, income, or fraud checks.
Can I text my tenants?
Yes, as a $15 a month add-on for the whole organization. Your company gets its own local phone number in your area code, sending under your own business name. Tenants opt in from their portal, automated rent reminder texts follow the same schedule as the email reminders, and you send broadcast texts from the same composer you use for email. A tenant who replies STOP is opted out automatically, any other reply is forwarded to your office by email so nothing is missed, and a separate emergency broadcast exists for genuine safety emergencies. Setup asks for your business details, including your EIN, and carrier approval typically takes a few days to a couple of weeks before your number goes live.
Can I give building owners their own access?
Yes. Ask us to enable investor payouts, and each building can route its rent to its owner's own account, so one building's money never mixes with another's. Invite the owners you report to, set each one's share, and they get a read-only portal with statements, payout history, occupancy, and open maintenance counts for their building. It is deliberately narrow: they see their building's numbers, not tenant identities, and they can change nothing.
