Who each product is really for
The honest answer is that TenantCloud and Sahab Key sell the same job two different ways, and the right pick follows from how you want to buy it.
TenantCloud is do-it-yourself landlord software sold in tiers. As of August 2026 its published pricing page lists four plans: Starter at $18 a month with a cap of 10 leases, Growth at $35 with 30 leases, Pro at $60 with 60 leases, and a custom Business plan starting at $100 a month, with discounts for annual billing on each. Rent collection, rental applications with screening, listings, and digital lease signatures come with every plan, while full accounting, tax reports, and the separate owner portal wait until Pro. If your portfolio is small and the tier you are on covers what you need, it is honest value.
Sahab Key is built for residential landlords and small managers who want the whole operation handled without reading a plan grid first. Rent lands in your bank through Stripe, the books balance to the cent, maintenance stays tracked with tenant photos, every tenant gets a portal with autopay, and nothing waits behind a higher tier. It is two dollars a unit a month, and the fifty-dollar minimum covers your first twenty-five units. Growing from ten leases to eleven changes nothing but the arithmetic.
Pricing, side by side
Sahab Key publishes its full price on the pricing page: two dollars per unit per month, a fifty-dollar monthly minimum that covers the first twenty-five units, and flat monthly add-ons if you want them. Forty units is eighty dollars a month. One hundred units is two hundred. No setup fees, no contract, and the bill follows your portfolio up or down. There is one plan, and it includes everything.
TenantCloud publishes its pricing too, and that deserves credit. The difference is the shape. Its plans are tiers with lease caps: outgrow 10 leases and Starter is done, outgrow 30 and Growth is done, outgrow 60 and the published tiers end at a custom Business quote that starts at $100 a month, as of August 2026. The features move with the tiers as well, so the day you want full accounting or a separate owner portal, the $18 plan becomes a $60 plan whether or not your portfolio grew at all.

Lease eleven is not an upgrade.
On Sahab Key the fifty-dollar minimum already covers your first twenty-five units.
What this means at a growing portfolio
Put real numbers on it.
- 10 units TenantCloud Starter fits, but full accounting and the owner portal sit on Pro at $60. $50 a month
- 35 units Past 30 leases, Growth is out; TenantCloud Pro is $60 a month. $70 a month
- 70 units Past 60 leases, TenantCloud's published tiers end; Business starts at a custom $100 or more. $140 a month
Read the middle of that table fairly: on the subscription line alone, TenantCloud Pro can undercut Sahab Key once you pass thirty units or so. What the two numbers buy is different. TenantCloud's number buys the tier you are on today, with the next cap somewhere ahead of it. Sahab Key's number buys the entire operation at every size: exact double-entry books, per-building Stripe payouts to owners, Section 8 payment tracking, and a price that moves two dollars at a time instead of a plan at a time.
That is the whole reasoning. On a tier ladder you are always either paying for headroom you do not use or bumping into a cap you did not plan for. Sahab Key is priced for the portfolio you actually have today. If you are early, read the plain-English breakdown for small portfolios.
When TenantCloud is the better choice
Credibility matters more than a clean sweep. There are real cases where TenantCloud is the right call, and we would rather you pick well.
A few doors on a small budget
With 10 leases or fewer, TenantCloud's Starter plan is $18 a month, and $15 a month billed annually, as of August 2026. That is well under Sahab Key's fifty-dollar minimum, so if the Starter toolset covers what you need, it is genuinely the cheaper pick.
Screening and listings inside the product
TenantCloud includes tenant screening and rental listings on every plan. Sahab Key does not offer tenant screening at all and does not advertise vacancies; its applications add-on is intake, manager review, and a manager-set application fee. If screening inside the software is a requirement, TenantCloud fits it and Sahab Key does not.
Switching to Sahab Key
Getting started is quick, not a project plan. You add your buildings, units, leases, and tenants in the app, connect a Stripe payout account for each building, which is required before your tenants can pay, and invite your tenants. They can pay online the same day, turn on autopay, and report maintenance with a photo. There is no data-import project and no onboarding fee, and if you get stuck, a person answers your email.
There is no free trial and no contract. You start when you are ready, the price follows your portfolio, and you can cancel anytime. When you want the full breakdown, the pricing page shows every number, including the add-ons.
