Yardi Breeze and Sahab Key both publish per-unit pricing, which already puts them ahead of competitors that gate price behind a sales call. The real difference is the term: one asks you to commit for a year, the other does not.
Yardi Breeze is Yardi's self-serve tier, built for residential and commercial rentals, community associations, and affordable-housing portfolios. As of August 2026 its published pricing page lists two residential plans, both sold on an annual agreement: Breeze starts at $1 per unit a month with a $100 monthly minimum, and Breeze Premier starts at $1 per unit a month with a $400 monthly minimum. A separate Breeze Premier Affordable Housing tier runs $3 per unit a month, also with a $400 monthly minimum, built around HUD-compliant e-signatures for subsidized-housing paperwork. If you manage HOAs, commercial space, or a large HUD-assisted portfolio and are comfortable signing a year at a time, that depth is real.
Sahab Key is built for residential landlords and small managers who want the whole operation on one plan, with no term required. It is two dollars a unit a month with a fifty-dollar monthly minimum, covering your first twenty-five units, and you can cancel any month. Section 8 housing authority payment tracking, per-building Stripe payout accounts, and white-label branding are already in the base plan, not a tier or an add-on away.

Sahab Key publishes its full price on the pricing page: two dollars per unit per month, a fifty-dollar monthly minimum, no setup fee, and no contract. Twenty-five units is fifty dollars a month. Sixty units is a hundred and twenty. The bill moves with your portfolio, month to month, and you can stop anytime.
Yardi Breeze publishes its price too, which puts it ahead of competitors that hide behind a sales call, but the number comes with a term attached. As of August 2026, Breeze starts at one dollar a unit with a hundred-dollar monthly minimum, and Breeze Premier starts at one dollar a unit with a four-hundred-dollar monthly minimum, both sold on an annual agreement rather than month to month. The pattern flips as the portfolio grows. Under fifty units, Sahab Key's floor is lower than Yardi Breeze's. Past fifty units, Yardi Breeze's flat minimum can undercut Sahab Key's per-unit total, provided you are ready to sign the annual agreement. Community associations, commercial, and large affordable-housing portfolios
Yardi is one of the deepest ecosystems in the industry, and Breeze inherits access to that broader association, commercial, and affordable-housing depth as a portfolio grows past what Breeze itself covers. If you manage HOAs, mixed commercial space, or a large HUD-assisted portfolio that needs the dedicated Breeze Premier Affordable Housing tier and its HUD-compliant e-signature workflow, Sahab Key is not trying to replace that.
Portfolios past fifty units, if the annual term works for you
Because Breeze and Breeze Premier charge a flat monthly minimum rather than climbing per unit, a large-enough portfolio can cost less on Yardi Breeze than on Sahab Key, and lease e-signature and texting are already included rather than priced as add-ons. The tradeoff is the annual agreement: you are committing for a year rather than paying month to month. If that trade works for your portfolio, Yardi Breeze is the better number.
