Property management software for 10 to 50 units.
There is an awkward middle in this business. Your portfolio outgrew the spreadsheet, but the enterprise platforms want fifty units and a few hundred dollars a month before they will talk to you. Sahab Key is built for that middle. Two dollars a unit a month, a fifty-dollar minimum, and no unit floor.
- No unit minimum
- Starts at $50 a month
- No setup fees
- Cancel anytime
The awkward middle, solved.
Ten, twenty, forty units is enough to hurt on a spreadsheet and not enough to make an enterprise contract worth it. That gap is exactly where Sahab Key lives.
A spreadsheet works right up until it does not. Somewhere past a handful of units the tabs multiply, the late fee math drifts, a payment gets entered twice, and you cannot remember whether Unit 4 paid in full or left forty dollars on the table. You are not running a business on those numbers so much as hoping they are right. Meanwhile the tenants text you screenshots of Venmo, and rent lands whenever it lands.
The obvious upgrade is one of the big platforms. The problem is who they are built for. AppFolio, as of July 2026, prices by quote rather than publishing a per-unit rate, and its entry Core plan asks for at least fifty units to sign up. For a thirty-unit owner that is a floor you cannot clear yet, aimed at a leasing office you do not run. The software is fine. It is just shaped for someone else.
Sahab Key is shaped for you. The pricing is a straight line, the greater of fifty dollars or two dollars a unit, so a small portfolio pays a small amount and the bill follows the portfolio as it grows or shrinks. There is no unit minimum, no contract, and no setup fee. You get the collection, the books, the maintenance, and the tenant portal that the big tools have, without the floor that keeps them out of reach.

Everything a small portfolio actually needs.
Not a stripped-down starter tier. The same core that runs larger portfolios, priced for yours.
Rent that shows up on its own.
Tenants pay by bank or card from their own portal and turn on autopay that runs on the due date and retries a failed payment by itself. Where permitted, the processing fee is shown to the tenant, and you receive the full rent.
Books that balance to the cent.
Charges and payments are separate records and every balance is computed live, so the numbers match what hit the bank. A financial dashboard shows collection rate, net income, revenue by building, and expenses by category.
Maintenance you can follow.
Tenants report an issue with a photo from the portal. You move each request from pending to done, with notes and a technician if you use one, so nothing lives only in your text messages.
Organized by building.
Every financial view splits by building, so a two-building owner reads each one on its own. Each building connects its own Stripe payout account, which is required before its tenants can pay, so one building's money never mixes with another's.
Expenses are logged against a unit or across the whole portfolio, with a receipt on file. An optional read-only owner portal and a $49 a month AI Insights add-on cover investor reporting and forecasting when you want them. See what is included.
The whole pricing model, in one line.
The greater of fifty dollars or two dollars a unit. That is it.
$2 a unit a month, with a $50 monthly minimum
The first 25 units cost a flat $50. Above that it is two dollars a unit, so 30 units is $60 and 50 units is $100. No setup fees, no contracts, no per-lease charges, and no unit minimum to start. The price follows your portfolio as it grows or shrinks. Past 200 units, ask about Enterprise. Enter your unit count or read the FAQ.

Questions small owners ask.
Is Sahab Key a fit for 10, 20, or 40 units?
Yes. This band is who it is built for. The price is fifty dollars a month up to 25 units, then two dollars a unit above that, so 40 units is $80. You are not squeezed into a tier meant for a leasing office.
Do I have to hit a unit minimum?
No. You can start with a single building. Enterprise platforms often require around fifty units and bill a large monthly minimum whether you have those units or not. Sahab Key has no unit floor. The only minimum is fifty dollars a month.
What does it cost for my exact number of units?
Take the greater of fifty dollars or two dollars a unit. So 15 units is $50, 25 units is $50, 30 units is $60, and 50 units is $100. No setup fees, no contracts. Enter any unit count on the pricing page and it reads the price back.
Can I switch from spreadsheets without a painful migration?
Yes. You add buildings, units, leases, and tenants in the app, then send invites. Setup is quick, with no data-import project and no onboarding fee, and if you get stuck a person answers your email.
Does it replace my accounting spreadsheet?
For rent, charges, payments, and expenses, yes. Charges and payments are separate records, balances compute live, and the financial dashboard shows collection rate, net income, revenue by building, and expenses by category. It is purpose-built rental bookkeeping rather than a general accounting suite, so it keeps your rental books exact and leaves broader accounting to your accountant.
How does it compare to AppFolio or DoorLoop?
The short version is fit. Those platforms are built for larger portfolios with higher minimums. Sahab Key gives a small owner the same core at two dollars a unit with no unit floor. Read the AppFolio alternative and DoorLoop alternative pages for the detail.
I rent to voucher holders. Does it do Section 8?
Yes, and small voucher portfolios are a core case. The HAP portion and the tenant portion are billed as separate charges and reconciled on their own. See the Section 8 page.
Start with your first building.
It only takes a few steps: add a building, invite a tenant, and watch the rent arrive. The price stays small because your portfolio is.
